In this market, with limited supply and high demand, things get very competitive when a home hits the market. If you really want a leg up on the competition, you need to be looking for off-market opportunities. Here are a few ways you can find them:
- Zillow’s coming soon page. A lot of agents will put properties up on here before they hit the market. Sometimes it’s a few days before, sometimes it’s a few weeks. They also have their own For Sale By Owner listings and the Zillow Make Me Move program. Those are some great, unique opportunities you have access too.
- A great real estate agent. If you want the really good deals, you need to hire a solid agent who has access to off-market deals. A lot of the top agents in the area (like us) network together, and we have access to a lot of those different groups. A lot of times, we can go into one of these groups and find the type of home you’re looking for.
- Broker caravan. This is when all the top brokers in the area get together for breakfast, and we each share information about our inventory that’s either on the market, not on the market, or coming soon. They’ll give us an early-mover advantage for that stuff.
