    Make Your Offer Stand Out Above the Rest During a Multiple Offer Situation

    The market is red-hot right now and lots of properties are getting multiple offers. In fact, we just had a property last week get 24 offers on it. With so many offers on homes currently, do you know how to make your offer stand out from the crowd?

    To make your offer stand out, the most important thing you have to do is make sure that the agent follows the instructions on the MLS. While this seems very simple, you would be shocked at how many times an agent does not follow them and then their buyer’s offer automatically gets knocked down in importance in the listing agent’s eyes.

    You want to make sure that you have an agent who is good at following instructions. If you are working with an agent who doesn’t listen to you, that might be a sign you need a new agent.

    You also need to make the offer attractive. Your agent needs to do their job and connect with the listing agent to find out about the seller’s wants. Some sellers want it to close quickly and get paid, while other sellers care more about having more time to close. Sometimes sellers want it to close quickly and get paid while other times you may have a seller who needs a longer close and needs to rent the home back for a while after it closes.

    When you are interviewing agents to represent you, ask them about their strategy for submitting offers. If that strategy does not include connecting with the listing agent to assess the seller’s needs, that is a sign you might not have the right agent.

    While you are in front of the property you want to buy, have your agent use their cell phone to shoot a video and tell them who you are.

    A final option for making your offer stand out is by doing something special. One common way to achieve this is by writing a letter to the seller about you and your family, and what brought you to the neighborhood. Also, make sure to tell them what you love about their home.

    If you really want it to take it to another level, make a video. Google says that 80% of the content we consume will be video by 2019. While you are in front of the property you want to buy, have your agent use their cell phone to shoot a video and tell them who you are and how you see yourself living in that house.

    Both of these last two ideas make you more than a number on a piece of paper. You become a person and you stand out. This is exactly what happened with the home that I mentioned previously that received 24 offers. They chose the buyer because of that buyer’s story.
