First of all, you know exactly what you can afford. With this information, you can find the most appropriately priced home for you. You might learn that you can afford more than what you originally intended based on that pre-approval.
Second, sellers are going to take you more seriously as a buyer. You’ve done your due diligence, met with a lender, and are ready to put in an offer. Sellers notice that kind of thing.
Finally, once you start your home search, you can send in a strong offer. Once you find the perfect home, the offer won’t fall through the cracks and you’ll be well on your way to securing your dream home.
